Having searched through endless estate agents' details,
trailed through the papers and surfed the net for days on
end you may well feel that you have found the house of
your dreams.
Be very careful, however, as that lovely cosy house
situated within walking distance of the school may well
look very different in the cold light of day.
It is always a very good idea when searching for that
"ideal purchase" to visit your short-listed properties at
differing times of the day. That room which may have
looked lovely and cosy with the curtains drawn and the
fire lit may well seem dark, smelly and unwelcoming when
visited in the morning. Also remember to give
consideration to the aspect - which direction does the
property face and will you get to see enough of the sun in
the morning, the evening or indeed, at all!
Another wise tip is to take a friend or relative with
you when you visit as they may see or think of something
you did not notice on your first trip and their
impressions will not be so clouded by emotion. |
That school may well be within walking distance (fantastic
for your children) but have you considered the added
traffic in the mornings and when the school finishes in
the afternoon? The noise generated by the school may well
frustrate you even more if you intend to try to work from
home! It may seem really obvious to look at available
car parking facilities but it may surprise you to know
that many people do not give this so much as a second
thought when they are looking for a property. Yes, there
may be a garage, but if you have two cars, do you still
have adequate parking'?
Making subtle enquiries about the neighbours is always
a wise idea too. If you are an elderly couple you may not
wish to find yourself living next door to a screaming
two-year-old or a house full of teenagers!
Other factors to be considered are how close the
property is to pubs or nightclubs and whether the property
is under an airport flight path! Remember, these are
things which your searches will probably not reveal. Get a
feel for the area before making any definite decisions or
placing an offer. The house may be perfect but the area in
which it is situated may not be up to the same standard!
When buying a property don't forget that the three most
important things to consider are "Location. Location and
Location"!
So remember, when looking at a property the house may
appear to be perfect and to have everything you need
(including a beautiful garden!) but don't be fooled by the
foliage! |
